The amounts shown are from-prices per m², excluding VAT. A minimum rate of € 1,200 per job applies to every project. Anhydrite, concrete and tiles are bespoke; for these we prepare a quote on request. You always receive a no-obligation tailored quote in advance.
What does milling in underfloor heating cost per m²?
Our price per m² covers the complete milling package: milling the channels, laying the pipe, fitting the manifold, connecting and pressure-testing the system. Below you can see what to expect per floor type, what is and isn't included, and three worked examples. Private customers pay VAT, so we show both amounts.

Every job has a minimum charge of €1,200 excl. VAT (€1,452 incl. VAT). For small areas you therefore pay the minimum charge rather than the m² price.

What determines the final price?
Roughly one circuit per 10 to 12 m². More circuits means a larger manifold and more connection work.
Sand-cement and dry-screed boards mill quickly; concrete and tiles need heavier equipment and more time.
Boiler (with mixing unit), heat pump or district heating — quoted separately, see our plumbing page.
Filling the channels and levelling are optional; useful if you want to lay a floor finish straight away.
An empty, clean room with power and water saves time; upper floors without a lift or long carrying distances cost more.
There is no national subsidy for underfloor heating on its own. If you combine it with a heat pump, the heat pump often qualifies for the Dutch ISDE subsidy from the Netherlands Enterprise Agency (RVO). Conditions and amounts change regularly, so always check rvo.nl for the current scheme.

Do the prices include VAT?
The from-prices on this page are excl. VAT; for private customers we also state the amount incl. 21% VAT. The quote shows both.
Why are concrete, anhydrite and tiles on request?
Because the hardness of concrete, the thickness of an anhydrite floor and the type of tile vary a lot. After a short inspection (or based on your photos) we give a fixed price.
Can I have only the milling done and do the rest myself?
Yes. Tick 'milling only' in the quote form and you receive a price for the milling work alone.
