Utrecht has a huge stock of pre-war homes: Wittevrouwen, Lombok, Oudwijk, Tuindorp and the Vogelenbuurt. The ground floor there often has a later-poured sand-cement floor — fine to mill — and wood upstairs, where we fit dry-screed boards and mill into those. Overvecht, Kanaleneiland, Hoograven and Lunetten have the 1960s–70s homes and walk-up flats with a sand-cement screed on concrete; there milling is the classic, fast solution.

Leidsche Rijn, Vleuten-De Meern and Rijnvliet are largely new build with anhydrite floors and concrete apartment floors. If you want underfloor heating there later, nothing needs demolishing: we mill with adapted blades straight into the existing screed. For new screeds and extensions we lay the pipe before pouring — stapled, tied on mesh or on studded panels.

Utrecht leads the way in gas-free districts and heat pumps. Because milled-in underfloor heating with 16 mm pipe at 100 mm centres runs on a low supply temperature, it is the ideal basis for a heat pump or a district-heating connection — we connect the manifold directly if you wish.
