Underfloor heating for businesses: offices, halls and practices
Milling underfloor heating into an existing commercial building, without raising the floor and without weeks of downtime. From a 100 m² office to a 1,650 m² industrial hall in solid concrete.
A commercial building has different requirements from a home: large areas, hard concrete floors, tight scheduling around your operations and often a heat pump or other low-temperature source. That is exactly where milling is strong. We mill the underfloor heating into the existing floor — including solid concrete — so the building doesn't need raising and the floor can be walked on straight away. For contractors and installers we work as a subcontractor with VAT reverse-charged.
Offices and practices
An office, dental or physio practice, shop or showroom usually has a sand-cement or concrete screed, sometimes tiled. We mill the circuits into the existing floor and plan the work in phases, per room or outside office hours, so your business keeps running. No loss of height means no changes to doors, frames and the floor finish of adjoining rooms.

Industrial halls and warehouses
Industrial halls often have a power-floated, solid concrete floor. Concrete milling is our speciality: with heavy FloorIQ milling machines and diamond blades we cut neat channels at a safe depth, above the reinforcement. In Bunnik we milled 50 circuits into a hall of 1,650 m² of blue concrete; in Apeldoorn a complete commercial floor. Underfloor heating in a hall keeps the heat low down, where people work, instead of under the roof.
Heat pump, scheduling and warranty
A milled concrete floor releases heat slowly but evenly and is therefore ideal for a heat pump or waste heat. We coordinate the layout plan with your installer (number of circuits, manifolds, supply temperature) and hand over a pressure-tested system with layout plan. We give a 10-year warranty on the leak-tightness of pipe and connections; for large projects we schedule several days by arrangement and hand over per phase.
For contractors and installers
Are you a contractor or installer? We work as a subcontractor with VAT reverse-charged, provide a fixed price per m² and a schedule up front, and are VCA certified. Material for projects is invoiced on delivery; for orders above €5,000 we may ask for a deposit. Our terms and conditions are on the site.
Frequently asked questions
Can you mill while the business is in use?
Yes, in phases: per room or outside office hours. During milling the room itself must be empty and clear; the rest of the building can stay in use. We work with direct dust extraction.
What does underfloor heating in a commercial building cost?
Sand-cement from €35 per m² excl. VAT; concrete and large areas are quoted individually after an inspection, with a fixed price per m². For large projects the m² prices are often lower than for a home.
How long does it take?
An average office floor of 100 to 200 m² takes one to two days; an industrial hall of 1,000 m² or more we schedule over several days by arrangement. You hear in advance exactly how many days we count.
Do you also work outside Gelderland?
Yes, throughout the Netherlands. Commercial buildings in Utrecht, Bunnik, Apeldoorn and Almere have already been milled by us; travel time is agreed per project.
