Vloerverwarming Arnhem – AMT Techniek · Eimerssingel-Oost 25C, 6834 CX Arnhem, the Netherlands · Chamber of Commerce (KvK) 82486654 · VAT ID NL003689269B43 · Version October 2026
Article 1 – Applicability
- These terms apply to all quotes, agreements and work of AMT Techniek, trading as Vloerverwarming Arnhem (hereinafter: "we").
- Deviations apply only if we have confirmed them in writing. Purchasing or other terms of the client do not apply.
Article 2 – Quotes and prices
- Our quotes are without obligation and valid for 30 days, unless stated otherwise.
- All prices exclude VAT unless indicated otherwise. For private customers we state the amount including VAT on the quote.
- Prices are based on the floor area, floor build-up and situation specified by the client. If the actual situation differs, we adjust the price proportionally and agree this with you in advance.
- The 5% website discount applies only to requests made via our website and, where applicable, is already included in the quoted price.
- Work not stated in the quote (such as connecting to the boiler or heat pump, filling the grooves, levelling, removing floor finishes) is not included, unless listed as a line or option on the quote.
Article 3 – Preparation of the floor
- At the start of the work the floor is clean, dry, level and swept, and free of adhesive, tile or other residues. If not, we cannot mill and the scheduled working day lapses (see Article 7).
- Zones or rooms where milling is not permitted are clearly marked on the floor by the client in advance.
- The client provides free access, an empty working area, power (230 V) and water at the site and, where necessary, a parking space for our van.
- In dry-construction boards (Fermacell, Knauf Brio and similar) we only mill in boards that are glued or stapled. We cannot mill in boards that have been screwed down.
- For work carried out in phases (e.g. boards, milling, filling, levelling), each phase is completed before the next begins, for all storeys at the same time.
Article 4 – Execution
- During our work no other parties are working in the same room.
- We install underfloor heating as standard at 100 mm centre-to-centre (primary heating) in a spiral pattern, with 16 mm pipe in sand-cement, concrete and tiles and 14 mm pipe in dry-construction boards, unless agreed otherwise.
- After installation the system is pressure-tested and left under pressure. The client maintains the pressure until connection; any pressure loss after our handover is reported to us immediately.
- Connection to the boiler, heat pump or district heating is carried out only if stated on the quote. Commissioning and adjustment of the heat source are the responsibility of the installer of that heat source.
- Milling produces dust and noise. We work with dust extraction, but the room is not dust-free afterwards; final cleaning is not included.
Article 5 – Pipes and cables in the floor
- We are not liable for pipes, cables or other services located in or under the floor that are hit during milling. The client informs us in advance of anything known about them.
- On request we can arrange the repair of damaged pipes for you; the costs are borne by the client.
Article 6 – Heating up and floor finish
- For a new or filled floor the client follows the heating-up protocol we provide. Damage caused by heating too early, too fast or too hot is not covered by our warranty.
- The supply temperature of the underfloor heating is a maximum of 45 °C. The floor finish has a thermal resistance of no more than 0.15 m²K/W and is suitable for underfloor heating.
- After handover, no drilling, screwing or nailing into the floor is permitted. Damage caused by doing so is not covered by our warranty.
Article 7 – Scheduling, cancellation and waiting time
- A scheduled date is binding once confirmed by us. Rescheduling or cancellation is free of charge up to 5 working days in advance.
- In the event of cancellation or rescheduling within 5 working days, or if we cannot work on the agreed day because the floor or room is not ready (Article 3), we charge € 750 excluding VAT per scheduled working day, plus any material already ordered.
- Waiting time on site due to causes beyond our control is charged at € 95 excluding VAT per hour per person.
Article 8 – Payment
- The payment term is stated on the invoice. Unless agreed otherwise, payment is due 14 days after the invoice date.
- For orders above € 5,000 excluding VAT we may request a 30% deposit on order; material for projects is invoiced on delivery.
- In the event of late payment we are entitled to charge statutory (commercial) interest and collection costs and to suspend further work.
- For clients covered by the Dutch VAT reverse-charge scheme (contractors and installers as subcontracting) the VAT is reverse-charged.
Article 9 – Warranty
- We provide a 10-year warranty on the leak-tightness of the pipe and connections installed by us, and 2 years on the other material supplied and fitted by us (manifolds, controls), in accordance with the manufacturer's warranty conditions.
- The warranty does not apply in the event of damage by third parties, drilling or screwing into the floor, frost, deviation from the heating-up protocol, an unsuitable floor finish or connection to a system with too high a supply temperature.
- In the event of a warranty claim we are given the opportunity to investigate and repair the defect ourselves before third parties are engaged.
Article 10 – Liability
- Our liability is limited to the amount paid out by our business liability insurance in the case concerned, and otherwise to the invoice amount of the order.
- We are not liable for consequential loss, such as delay of other work, loss of enjoyment of the home or damage to floor finishes applied by third parties.
- The client is responsible for the structural suitability of the floor (load-bearing capacity, screed thickness, insulation) and for the accuracy of the information provided.
Article 11 – Force majeure
In the event of force majeure (illness, weather conditions, machine breakdown, material supply problems) we may suspend execution. We schedule a new date in consultation; in that case the client is not entitled to compensation.
Article 12 – Applicable law
Dutch law applies to all agreements. Disputes are submitted to the competent court in the district of Gelderland, the Netherlands, unless mandatory law provides otherwise.
